Financial Analyst

Key Responsibilities

1. Financial Modeling & Project Simulation

2. Develop detailed, dynamic financial models covering land acquisition, development costs, construction cash flows, financing structures, sales/lease absorption schedules, and project returns.

3. Perform project feasibility studies and scenario simulations (best case, base case, worst case).
4. Model various financing structures (debt, equity, JV, pre-selling, project financing) and analyze impacts on project IRR, NPV, ROI, and cash flow timelines.

5. Maintain and update project financial databases and standard model templates.

6. Market & Project Data Analysis

7. Gather, analyze, and incorporate market data (selling prices, rental rates, absorption rates, cost benchmarks) into financial simulations.
